San Diego Real Estate - Regional Market Segments


The San Diego real estate market is broken down into distinctive regions and communities. There are 6 regions made up of 91 communities (zip codes) and each region and community has distinctive characteristics and real estate differences. The major regions in San Diego are Central San Diego, Central San Diego Coastal, North County Inland, North County Coastal, East County and South Bay. The following table shows the community makeup of each region. 

San Diego Regions & Communities

 

San Diego Real Estate Market: San Diego experienced a tremendous growth in house prices over the past 10 years. Since the growth in house prices outpaced the growth in wages, San Diego became the second least affordable housing market in the United States. The lack of affordability reduced the demand for home sales and made people look for more affordable alternatives to living in San Diego, causing a net negative migration since 2004. The reduction in demand has caused home prices to decline more in the past two years than in the four year period 1992 to 1996, the last market downturn. Another result of the reduction in demand then the reduction in prices has been the increase in foreclosure activity. However, the negative housing news is not universal across all of San Diego; it is a region by region, community by community phenomenon.
